At Bowlts we specialise in the management of rural estates and farms. We have a wide range of properties under management for a variety of clients. However, no two properties are ever the same - so our services are flexible and always tailored to reflect the unique potential of the property and the specific objectives of the owner.

For every individual client, our key objective is to help manage the estate or farm as a successful business - using our experience not only to deal effectively with routine day-to-day issues, but also to ensure the best return on investment, to maximise capital and to create a solid foundation through forward planning.

We also work with our clients other professional advisors to review policies and ensure a coordinated approach to managing all the land and property assets.

Our Core Services...
                                      
We assist with the preparation of every aspect of estate or farm budgets, advising on current legislation and grants to ensure the best possible use of available resources. On larger properties, we are able to advise on all types of rural tenancies, negotiating new lettings, collecting and reviewing rents as appropriate. We will plan and oversee forestry work within agreed budgets, preparing the necessary paperwork and grant applications, and subsequently dealing with all timber harvesting and marketing issues.

Property Services...
                                     
The management of farm and estate property is a key area. We will arrange and supervise all routine property maintenance, within an annual approved budget and can help clients take new buildings, renovations and conversions through from concept to completion. We can deal with every aspect of property insurance, advise on rating assessments and liability and complete speedy valuations for tax, sale, purchase, mortgage or other reasons. We also offer a professional sales and purchasing service to ensure the efficient handling of any additions to or disposals from a client's existing property portfolio.

Finance and Personnel...
                                               
All estate and farm records are maintained and updated as necessary. A computerised book keeping system ensures timely accounts, accurate VAT records and simple financial planning. This can include dealing with partial exemption calculations and budgeting for VAT purposes in order to maximise recovery of VAT. In addition, we can direct, coordinate and supervise your staff and contractors - as well as managing all aspects of staff recruitment. This can include preparing contracts and advising on dismissals and redundancies. In addition, we can oversee annual salary reviews, maintain payroll records, and advise on health and safety at work.

Ancillary Services...
                                     
We can give advice on conservation issues and help to maximise sporting, leisure and other income streams. Management policies can be developed which take advantage of environmental benefits and/or wildlife interest. We can assess whether traditional shooting and fishing are achieving their potential and, where appropriate, consider if rights should be sold or let. Alternative land uses and opportunities for diversification can be identified. Subsequently, we can prepare planning applications and advise on all aspects of the planning and appeal process. We are also able to negotiate all wayleaves and compensation claims including the leasing of telecommunications mast sites, dealing with the statutory agencies and maximising any benefits which may arise.
